Living in Whitby Ontario: 2026 Guide

Living in Whitby Ontario means a mostly low-rise, mostly owner-occupied town on the Lake Ontario shoreline, about 45 kilometres east of downtown Toronto, where the typical home traded for $882,772 in September 2026. I'm Navneet Bhasin, a real estate agent with eXp Realty, Brokerage, and I work across the Greater Toronto Area. Whitby keeps coming up in conversations with clients who want a detached house and a GO train, and who have watched both get expensive closer to the city. Here is what the published numbers and the Town's own documents actually say, and what I'd want a buyer or a seller to know before deciding.
Quick answer: what is living in Whitby Ontario like in 2026?
Living in Whitby Ontario puts you in a town of roughly 138,500 people in Durham Region, east of Toronto on the Lakeshore East GO corridor. Its housing stock is about 70 per cent single-detached and about 82 per cent owner-occupied, according to 2021 Census figures in the Town's housing needs assessment. In September 2026 homes there sold in an average of 24 days at 99 per cent of asking — faster and closer to list than the Greater Toronto Area as a whole — at an average price of $882,772 and a median of $850,000.
Key takeaways
- Whitby's average sale price was $882,772 in September 2026, $123,637 below the GTA average of $1,006,409 and $54,631 above the Durham Region average (TRREB Market Watch, September 2026).
- A detached house in Whitby averaged $995,368 — within about $6,000 of Brampton's detached average and roughly $290,000 below Mississauga's.
- Homes spent an average of 24 days on market at 99 per cent of list price, the shortest average listing days of the five Durham municipalities reported.
- The housing stock is overwhelmingly ground-related: 32,295 single-detached homes against 3,300 units in buildings of five or more storeys (2021 Census, via the Town's housing needs assessment).
- Two heritage conservation districts — Brooklin and the Werden's Plan Neighbourhood — cover 419 properties between them, and work on a property inside one can need a heritage permit.
What does it cost to buy a home in Whitby in 2026?
The Toronto Regional Real Estate Board's September 2026 Market Watch, released 6 October 2026, puts Whitby at 96 sales worth $84,746,099, an average price of $882,772 and a median of $850,000. The dollar volume divided by the sale count matches the published average to the dollar, so the figure is a clean one.
The all-types average is the number most often quoted, and it is the number I trust least on its own. Whitby's mix is heavily detached, so the average sits well above what a townhouse or an apartment actually costs there.
| Property type (Whitby, Sept 2026) | Sales | Average price | New listings | New listings per sale |
|---|---|---|---|---|
| Detached | 57 | $995,368 | 218 | 3.82 |
| Freehold townhouse | 22 | $787,568 | 60 | 2.73 |

| Condo townhouse | 3 | $567,867 | 8 | 2.67 |

Read that last column before the price column. In Whitby last month the detached segment was the most crowded one, with 3.82 new listings for every sale, while condo apartments and freehold townhouses had the least competing supply. That is close to the opposite of what I found in Milton, and it is the kind of thing a headline average buries. The semi-detached and condo townhouse rows rest on three sales each, so treat those two as directional only.
For context, the GTA as a whole ran 3.27 new listings per sale in September 2026, and Durham Region 3.32.
How quickly do homes sell in Whitby?
Faster than almost anywhere else in Durham. This is the comparison I use most with clients weighing one Durham municipality against another.
| Municipality (Sept 2026) | Sales | Average price | Median price | Avg days on market | Avg sale-to-list |
|---|---|---|---|---|---|
| Whitby | 96 | $882,772 | $850,000 | 24 | 99% |
| Ajax | 77 | $828,835 | $750,000 | 25 | 99% |
| Clarington | 113 | $781,521 | $770,000 | 23 | 99% |
| Pickering | 92 | $893,842 | $817,500 | 33 | 98% |
| Oshawa | 125 | $679,861 | $653,000 | 34 | 98% |
| Durham Region | 552 | $828,141 | $770,000 | 30 | 98% |
| All TRREB areas | 5,040 | $1,006,409 | $860,000 | 34 | 98% |

Whitby and Clarington were the quick ones; Oshawa and Pickering took about ten days longer. Whitby's months of inventory stood at 2.9 on TRREB's trend measure against 4.6 across TRREB's areas, which is the tightest reading in the table. For a seller that is leverage. For a buyer it means the good listings in the price bands with the least supply do not sit around waiting.
What are the main neighbourhoods in Whitby?
The practical side of living in Whitby Ontario is choosing between four parts of town, and the Town's own planning documents are the honest guide to where change is coming.
Brooklin. The historic village at the north end, around Winchester Road and Baldwin Street. It is also the subject of Official Plan Amendment 148, the Brooklin Urban Expansion Area, which sets land use for Brooklin to 2051. If you are buying in Brooklin, read that amendment.
West Whitby. North and west of Highway 401 between Lynde Creek and Coronation Road, a newer secondary plan area receiving technical refinements through Amendment 147.
Port Whitby. South of the 401 by the harbour and the GO station, also covered by Amendment 147. This is the part of town with the most apartment and townhouse supply.
Downtown Whitby and Werden's Plan. The Brock and Dundas core, plus the Werden's Plan Neighbourhood immediately around it, which the Town says "boasts the greatest number of historic residential streetscapes in Downtown Whitby."
That last point has teeth. Whitby has two designated heritage conservation districts under Part V of the Ontario Heritage Act: Brooklin, covering 169 properties, and Werden's Plan Neighbourhood, covering 250. Council passed By-laws 8279-26 and 8280-26 to adopt updated plans for both, with the notice of appeal deadline set at 4:30 p.m. on 10 June 2026. Every property in each district was classified as contributing or non-contributing, and in Brooklin the Town states that owners "will need follow all guidelines outlined in the Brooklin Heritage Conservation District Plan, and will require a Heritage Permit prior to doing any proposed work."
Buyers do not always hear that before they fall in love with a century home and start planning the windows. Ask the Town whether a specific address sits inside a district and whether it is classified as contributing, before you firm up.
Getting around: Whitby GO, Durham Region Transit and the Highway 2 corridor
Whitby GO sits at 1350 Brock Street South, and parking is the headline: GO lists an East Lot of 300 spaces, a Main Lot of 1,329, a South Lot of 1,168 and a parking garage of 1,433. Free customer parking, reserved parking and carpool parking are all available. The station is staffed Monday to Friday from 05:20 to 20:40 and on weekends and holidays from 06:20 to 20:40, and GO lists Durham Region Transit as the local connection. As with every GO station page I have checked, it does not name the rail line, so confirm service levels and travel times on GO's schedules rather than from a station page.
Three bigger projects sit behind this. The Region of Durham describes the Durham-Scarborough Bus Rapid Transit project as 36 kilometres of dedicated bus lanes along Highway 2 through Oshawa, Whitby, Ajax, Pickering and Scarborough. It describes a GO Lakeshore East extension to Bowmanville including four new stations. And it notes a proposed further study of aerial cable car technology for Simcoe Street rapid transit in Oshawa. The Region publishes no funding figures, construction start dates or completion dates for any of the three, so I would not price a purchase on any of them landing by a particular year.
One real advantage: Durham Region, like Peel and Halton, charges no municipal land transfer tax. Only the City of Toronto does. On an $882,772 purchase the Ontario land transfer tax works out to about $14,130 using the province's published brackets, and the same purchase inside Toronto would carry a second, comparable bill. First-time buyers can claim an Ontario refund of up to $4,000.
Schools and busing in Whitby
Whitby is served by the Durham District School Board and the Durham Catholic District School Board, and the two run busing jointly through Durham Student Transportation Services.
DSTS publishes a single pair of walking-distance thresholds: a student qualifies for transportation beyond 1.6 kilometres in the elementary panel and beyond 3.2 kilometres in the secondary panel. The maximum walk to a bus stop is 800 metres, with a stated average target of 400 metres.
That is worth knowing if living in Whitby Ontario would be a move from elsewhere in the GTA, because the busing rules are not the same everywhere. Peel's consortium uses graduated distances starting at 1.0 kilometre for junior kindergarten through Grade 1 and rising to 3.8 kilometres for secondary. Durham and Halton both use the flat 1.6 and 3.2 kilometre pair. A kindergarten child who qualified for a bus in Brampton may be a walker in Whitby at the same distance from school.
Only the school boards can confirm which school an address is assigned to, and assignments change. I never guess at this — check with the board before you buy, and check again if a boundary review is underway.
Day-to-day living in Whitby Ontario: ten arenas and a shoreline
The Town of Whitby operates ten arenas, which is a lot of ice for a town this size and tells you something about how the place spends its winters. Iroquois Park Sports Centre at 500 Victoria Street West holds six of them, plus a pool, six lit tennis courts and a pro shop. The McKinney Centre at 222 McKinney Drive has three, including a board-less figure skating surface with a sound room and mirrors. Luther Vipond Memorial Arena at 67 Winchester Road East in Brooklin has one, alongside a park, a lit baseball diamond, two tennis courts and a skateboard park.
The waterfront is the other half of it. Port Whitby's harbour and the Lake Ontario shoreline anchor the south end, within walking distance of the GO station for part of the neighbourhood.
On taxes: the Region of Durham reported that in 2025 a single-family home assessed at $483,100 paid on average $3,563 a year, or $297 a month, for Regional services, with police services the largest share at 31.8 per cent. The Town's local portion is separate. Whitby's 2026 budget process started at a proposed 3.99 per cent local increase, reduced to 3.49 per cent in the Mayor's amendments of 7 November 2025; the Town does not publish a final blended residential figure on that page, so ask for the actual tax bill rather than multiplying a rate by a sale price. Ontario assessments still use a 1 January 2016 valuation date, so an assessed value and a 2026 sale price are not the same animal.
What does the October 2026 rate increase mean for Whitby buyers?
On 28 October 2026 the Bank of Canada raised its policy rate by 25 basis points to 2.50 per cent, its first increase since July 2023, with the Bank Rate at 2.75 per cent. Governor Tiff Macklem said afterwards that "There could be a need to raise the policy rate further, but given the uncertainties we will proceed carefully."
I'm a real estate agent, not a mortgage professional, so this is general information rather than advice about your situation. For anyone costing out living in Whitby Ontario this winter, here is the scale of it: on Whitby's $882,772 average with 20 per cent down, a $706,218 mortgage amortized over 25 years with Canadian semi-annual compounding costs about $3,889 a month at 4.45 per cent and about $3,988 at 4.70 per cent. That quarter-point is roughly $99 a month, or $1,182 a year — about $14 a month per $100,000 of balance. Those are illustrations, not quotes.
Remember the qualifying rule too. For uninsured mortgages, OSFI's minimum qualifying rate is the greater of your contract rate plus two percentage points or a 5.25 per cent floor. A contract rate of 4.70 per cent means qualifying at 6.70 per cent, not 4.70. The Bank's published table showed a prime rate of 4.45 per cent as of 21 October 2026 and had not yet posted a figure for 28 October, so confirm the current number with your lender.
Frequently asked questions about living in Whitby Ontario
Is Whitby cheaper than Brampton or Mississauga?
On detached houses, barely cheaper than Brampton and much cheaper than Mississauga. In September 2026 a detached home averaged $995,368 in Whitby, $1,001,613 in Brampton and $1,285,467 in Mississauga, per TRREB. On all home types combined, Whitby at $882,772 sat above Brampton's $854,322 — a mix effect, not a value gap.
How big is Whitby, and is it growing?
The Town's housing needs assessment reports a 2021 Census population of 138,501, up from 128,377 in 2016, a gain of 7.9 per cent. That document is undated and contains some internally inconsistent tables, so I use only its Census figures. The Region of Durham states it has more than 750,000 residents today and expects 1.3 million by 2051.
What kind of homes are actually in Whitby?
Ground-related, overwhelmingly. The 2021 Census counts in the Town's housing needs assessment show 32,295 single-detached homes, 6,135 row houses, 2,435 units in apartment buildings under five storeys, 3,300 in buildings of five or more storeys, 1,385 semi-detached and 870 duplex apartments, out of 46,460 private dwellings.
Do most people own or rent in Whitby?
Own. The same 2021 Census data puts owner households at 38,125 and renter households at 8,330, roughly 82 per cent owners to 18 per cent renters. Median monthly shelter cost for rented dwellings was reported at $1,430 in that data. Purpose-built rental supply is thinner than in the larger Peel cities, which matters if you plan to rent before buying.
Is it a buyer's or a seller's market in Whitby right now?
Mixed, and segment by segment. Whitby's 2.9 months of inventory and 99 per cent sale-to-list in September 2026 favour sellers more than most of the GTA. But detached listings outnumbered detached sales almost four to one that month, so a buyer working in that segment has real choice.
Thinking about living in Whitby Ontario?
Three things to carry away about living in Whitby Ontario. Whitby trades at a meaningful discount to the GTA average while offering a mostly detached housing stock and a GO station with more than 4,000 parking spaces. It moved faster last month than any other Durham municipality except Clarington, so a well-priced listing does not linger. And the detail that catches buyers out is heritage: 419 properties across the Brooklin and Werden's Plan districts, where a permit can govern what you change.
