Milton Housing Market Update: October 2026

The Milton housing market held its value better than almost anywhere else in the Greater Toronto Area this fall. In September 2026, the average Milton home sold for $1,018,973, down only 1.7% from a year earlier, while the GTA average price fell 5.1% over the same period. Sales were slower and listings were thinner, but Milton did not see the price slide that hit much of the region.
I am Navneet Bhasin, a real estate agent with eXp Realty, Brokerage, and I work with buyers and sellers across Brampton, Mississauga and the wider GTA. Here is what the September numbers actually say about Milton, and what they mean if you are planning a move.
Key Takeaways
- Milton's average sale price was $1,018,973 in September 2026, down 1.7% year over year, against a 5.1% drop GTA-wide (Toronto Regional Real Estate Board, Market Watch, released 6 October 2026).
- 118 homes changed hands in Milton, down from 132 in September 2025. New listings fell faster than sales, from 431 to 341.
- Milton had 3.8 months of inventory, tighter than the GTA's 4.6 months, yet homes sold at 96% of asking versus 98% across the board.
- Milton's median price was $917,500, well under the average, which tells you detached sales are pulling the average up.
- Milton's 2026 residential property tax bill is $865.22 per $100,000 of assessed value, lower than Brampton or Mississauga.
What happened in the Milton housing market in September 2026?
Activity slowed, but not evenly. TRREB's Market Watch for September 2026 recorded 118 Milton sales worth $120,238,785, against 132 sales in September 2025. That is a drop of 10.6%, close to the GTA's 9% decline.
The more interesting number is supply. Milton sellers brought 341 new listings to market, down 20.9% from 431 a year earlier. Fewer homes for sale, with sales down a similar amount, is why Milton's price did not fall the way the regional average did.
At month end Milton had 522 active listings and 3.8 months of inventory on TRREB's trend measure, with a sales-to-new-listings ratio of 40.6%. For comparison, the GTA carried 26,131 active listings and 4.6 months of inventory.
One caution on timing: Milton homes took an average of 35 days to sell on the current listing and 56 days counting earlier listings of the same property. Those are slower than the 34 and 51 days recorded across TRREB.
Quick answer: is Milton a buyer's or a seller's market?
Milton in September 2026 was a balanced market leaning slightly toward buyers. Inventory sat at 3.8 months, which is normal-to-balanced territory, but the average home sold for 96% of its asking price, two points below the GTA's 98%. That gap is the clearest signal in the data: supply is not piling up in Milton, yet sellers are still conceding on price to close. Buyers have room to negotiate; they do not have unlimited selection.
What do Milton home prices look like by property type?
Averages across all home types hide a lot. Here is how September 2026 broke down in Milton, from the same TRREB report.
| Property type | Sales | Average price | New listings |
|---|---|---|---|
| Detached | 63 | $1,265,806 | 189 |
| Semi-detached | 7 | $907,157 | 27 |
| Attached/row/townhouse | 33 | $785,542 | 68 |
| Condo townhouse | 4 | $547,750 | 14 |
| Condo apartment | 10 | $506,400 | 39 |
Detached homes were 53% of Milton's sales volume by count, which is why the town-wide average clears a million dollars. Milton's housing stock skews heavily freehold, so there is simply less condo inventory to drag the average down.
Note how thin some of those segments are. Four condo townhouse sales and seven semi-detached sales in a month means a single unusual transaction can move the published average noticeably. Treat the detached and townhouse figures as reliable and the rest as directional.
How does Milton compare with Brampton and Mississauga?
Buyers looking at Milton are usually also looking at Peel. The comparison is less obvious than it sounds.
| September 2026 | Milton | Mississauga | Brampton |
|---|---|---|---|
| Average price, all types | $1,018,973 | $929,600 | $854,322 |
| Average detached price | $1,265,806 | $1,285,467 | $1,001,613 |
| Residential tax per $100,000 | $865.22 | $1,087.90 | $1,253.38 |
Milton's all-types average is higher than Mississauga's, but its detached average is actually about $20,000 lower. The difference is mix, not value. Mississauga's average is held down by 122 condo apartment sales that month; Milton had 10.
The tax column is the one buyers most often miss. Milton's 2026 total residential levy is $865.22 per $100,000 of assessed value, per the Town's 2026 budget. The Peel figures are calculated from the Region of Peel's published 2026 residential rates of 1.087901% for Mississauga and 1.253381% for Brampton. On the same assessed value, a Milton home carries a meaningfully smaller annual bill.
Two things to keep straight. Ontario assessments still use a 1 January 2016 valuation date, so your assessed value is not your purchase price, and the gap is now large. Always ask a seller for the actual tax bill rather than multiplying a rate by a sale price.
What is driving demand in Milton heading into 2027?
Three things I am watching.
Growth policy. Milton Council adopted a new Town of Milton Official Plan at its 22 June 2026 meeting, guiding growth to 2051 and absorbing policies that previously sat in the Halton Region Official Plan. It now goes to the Minister of Municipal Affairs and Housing for approval.
Construction is actually happening. Milton broke ground on 2,260 homes in 2024, nearly 130% of its provincial target for that year, and the Town received $8.4 million from the second round of the provincial Building Faster Fund for housing-enabling infrastructure. Mayor Gord Krantz pointed to stormwater management, road rehabilitation and active transportation routes. For buyers, that means supply keeps arriving; for sellers, it means competition from new product.
Borrowing costs. The Bank of Canada's target for the overnight rate has been 2.25% since 29 October 2025, with the next scheduled announcement on 28 October 2026. TRREB Chief Information Officer Jason Mercer put it plainly in the September release: "We know there is substantial pent-up demand in the GTA."
Commuting still anchors Milton's appeal. Milton GO at 780 Main St. E. offers 1,468 parking spaces in its main lot and is staffed weekday mornings from 05:50 to 11:30.
Frequently asked questions
What is the average house price in Milton, Ontario?
The average Milton home sold for $1,018,973 in September 2026, according to TRREB's Market Watch released 6 October 2026. The median was $917,500. Detached homes averaged $1,265,806 and attached or row townhouses averaged $785,542. Averages move monthly, so ask me for this week's comparable sales on the street you are considering.
Are Milton house prices going down in 2026?
Milton's average price was down 1.7% year over year in September 2026, a much smaller decline than the GTA's 5.1% drop. Prices eased rather than fell sharply, largely because new listings dropped 20.9%. Nobody can promise where prices go next, and I will not pretend otherwise.
Is it a good time to buy a home in Milton?
That depends on your timeline and financing, not on a headline. The useful facts right now: homes are selling at 96% of asking, inventory is 3.8 months, and listings are taking about 35 days to sell. Those conditions give a prepared buyer real negotiating room. Get your financing confirmed first.
How much are property taxes in Milton?
Milton's 2026 total residential levy is $865.22 per $100,000 of assessed value, a blended increase of about 4.75% over 2025, with the Town portion up 6.94% and Halton Region up 4.59%. Education stayed flat. Your bill depends on your MPAC assessed value, not your purchase price. Confirm figures with the Town.
Is Milton cheaper than Mississauga?
By all-types average, no: Milton averaged $1,018,973 against Mississauga's $929,600 in September 2026. But Milton's average detached price was about $20,000 lower, and its property tax rate is lower. Mississauga's average is pulled down by a much larger share of condo apartment sales.
What this means if you are buying or selling in Milton
Milton is holding value better than the regional average on thinner supply, while buyers negotiate about two points harder than the GTA norm. Selling into that rewards accurate pricing from day one - the 56-day average on previous listings shows what happens when a home is priced on hope. Buying into it means you can ask for things, provided your financing is ready.
